How the MLS Works
and why you should use it! Nearly everyone who has been involved in the sale of or purchase of a home has heard of or had contact with the “MLS” (Multiple Listing Service). There are many MLSs throughout the US, Arizona has seven independent services. Most co-operate with each other on various levels. There are also various internet based sites such as Realtor.com and HomeAdvisor.com that mirror the information shown on many MLSs. In the past, access to the MLS had been generally limited to Realtors® but with the power of the internet it has now been made available to the general public on a limited basis and many home buyers search these sites themselves to find prospective homes to buy. It is a “subscription” service available exclusively to Realtors®
that each must pay to join. It allows them to share information on their
listings with other agents and obtain information for prospective buyers. As the internet becomes more and more important as a search tool you
may believe you can just put your property on the internet and buyers
will flock to you. Experience has shown this is not the case. Most buyers
still rely on real estate professionals to find a home for them and all
Realtors® rely on the MLS. By having your home on the MLS you get
the broadest possible exposure for your property. The true power of the MLS is the cooperation between the 40,000 Realtors® in Arizona alone.
